Diani Beach Road – main strip, most popular with expats

The heart of the community. Resorts, restaurants, dive shops, supermarkets and the highest concentration of long-term foreign residents. Convenient but busier — particularly December to January and July to August. Best for those who want everything within walking or cycling distance.

Galu Beach – south of the main strip, quieter & upscale

A slightly more private stretch south of the main strip, with luxury villas, boutique resorts and better kite wind conditions. Increasingly popular with longer-term residents who want space and exclusivity. Property prices are higher here.

Ukunda – inland town, most affordable

The functional centre — markets, supermarkets, matatus, hardware shops, local restaurants. Most affordable housing in the area. About 2 km from the beach.

Tiwi Beach – north across the Kongo River, isolated

Very quiet, very few tourists. Suited to those wanting maximum privacy — but services are minimal and the separation from Diani's amenities is real.

Diani's climate is one of its strongest selling points: warm, tropical and largely predictable. Water temperature stays between 25 °C and 29 °C year-round. Air temperature rarely drops below 23 °C or rises above 34 °C.

Internet & connectivity

Safaricom 4G+ covers most of the Diani strip and gives speeds of 50–200 Mbps in most locations. The beach itself can drop to weak signal. Fibre is available in parts of the area. Safaricom's 40 GB bundle at around USD 24/month is the standard choice.

Supermarkets & food

Carrefour has a reasonably large branch in Diani stocking local and European products. Local markets in Ukunda are excellent for fresh fruit, vegetables, fish and meat at very low prices. Most restaurants operate year-round; booking is only necessary in peak season (mid-December to mid-January).

Transport

Bolt and Uber operate in Diani and are reliable for local trips. Matatus connect Ukunda to Mombasa cheaply. Diani Airport (Ukunda Airstrip) offers light aircraft connections.

Power

Power outages do occur. Most established villas have backup generators or solar — worth factoring into any new build or purchase.

Healthcare

Diani has small clinics for minor treatments and routine care, but for anything serious — surgery, specialist consultations, advanced diagnostics — Mombasa (about an hour away) or Nairobi is required. Most long-term foreign residents carry comprehensive private health insurance including air evacuation cover. This is strongly advisable, not optional.
