The town itself is a mid-sized Kenyan market town — functional, affordable, not particularly polished. What surrounds it is something else entirely: a large freshwater lake teeming with hippos and birdlife, Hell's Gate National Park where you can walk or cycle among zebras and giraffes, and a landscape of acacia trees, volcanic hills and flower farms unlike anywhere else. It's not for everyone. But for those it suits, it's hard to imagine a better base in East Africa.

Areas & where to live
Naivasha's residential options divide into lakeshore, town centre and the wider rural hinterland. Each zone has a very different character.
Moi South Lake Road — lakeshore, most popular with expats
The primary address for foreign residents. Properties sit directly on or near the lake, with wildlife, birdlife and open views. Lodges, private houses and gated estates line the road. The most expensive area, but the setting justifies the premium for most buyers.
Moi North Lake Road — north shore, quieter and more rural
The quieter northern shore with more farmland and conservation areas. The Kongoni and Kedong areas offer large plots and privacy. Popular with people looking for space and seclusion rather than proximity to town. Prices generally lower than the south shore.
Naivasha Town Centre — most affordable, best services
The functional heart of the region — markets, supermarkets, hospitals, banks, hardware stores. More urban and less picturesque than the lakeshore, but practical for everyday life. The most affordable housing in the region. About 5–10 km from the lake.
Hell's Gate / Longonot area — rural, space and wilderness
Plots and small homesteads near Hell's Gate National Park and Mount Longonot. Very rural, very quiet. Ideal for large land parcels, maximum privacy and direct park access. Limited services nearby — self-sufficiency matters more here than in other areas.
Climate
Naivasha's highland altitude gives it one of Kenya's most pleasant climates — consistently mild, never too hot, never truly cold. This is a major draw for foreign residents who find the coast too humid and Nairobi too urban.

This is where Naivasha genuinely stands apart from almost anywhere else in Kenya — or in Africa. The wildlife is not something you go to visit. It's part of daily life.
- Lake Naivasha: hippos surface at dusk, fish eagles call overhead, and over 350 bird species have been recorded around the lake. Boat trips are a regular weekend activity, not a tourist excursion.
- Hell's Gate National Park: one of the only parks in Kenya where you can walk or cycle freely among wildlife — zebras, giraffes, buffaloes, warthogs, baboons — without a vehicle. Fifteen minutes from most lakeshore properties.
- Crescent Island Game Sanctuary: a small private island on the lake, accessible by boat, where you walk among giraffes, zebras and waterbuck with no fences. Used as a filming location for Out of Africa.
- Mount Longonot: an extinct volcano with a dramatic crater-rim hike, 3–4 hours return, with views across the entire Rift Valley. A regular weekend outing for active residents.
- Kikopey and Kongoni: wildlife corridors with free-ranging animals, including occasional lion and leopard sightings on larger private properties.
Cost of living
Naivasha is notably more affordable than both Nairobi and the coastal areas. Local produce — fruit, vegetables, meat, fresh lake fish — is excellent quality and very cheap. Imported goods require a trip to Nairobi or rely on town supermarkets, which are improving but limited.

Internet & connectivity
Safaricom 4G covers most of the Naivasha area with reasonable reliability. Speeds are on average lower than Nairobi or Diani — expect 10–50 Mbps in most locations rather than 100+. Fibre is available in parts of town and some lakeshore estates. Power outages are more common than in urban areas — a solar backup or generator is a sensible investment, especially for remote workers who depend on connectivity.
Supermarkets & food
Naivasha town has a Naivas supermarket and several smaller chains covering everyday needs. Fresh produce from local markets is outstanding — Lake Naivasha supplies excellent freshwater fish (tilapia), and surrounding farms provide vegetables and dairy at very low prices. For a wider range of imported goods, most residents make a monthly or fortnightly run to Nairobi.
Transport
Matatus connect Naivasha to Nairobi regularly and cheaply (around $3–5 each way, 1.5–2 hours). Private car ownership is more important here than in coastal towns — the lakeshore areas are spread out and public transport thins out away from the main road. The A104 highway to Nairobi is generally in good condition, though heavy truck traffic can slow the drive.
Healthcare
Naivasha has better healthcare than many smaller Kenyan towns — there is a district hospital and several private clinics capable of handling most routine and moderate treatment. For specialist consultations, surgery or emergencies, Nairobi (1.5–2 hours) is the destination. Most long-term foreign residents carry comprehensive private health insurance including evacuation cover to Nairobi's private hospitals. This is strongly recommended.
